Sales success - how we got £30k over asking price for a recent customer

We love South London and are very excited about the opportunities for great properties within the areas such as Vauxhall, Kennington and Stockwell to name a few. So we decided to let local residents know about our passion for property in their area. We sent out a flyer and asked people to let us know if they needed any help or advice on selling their home. We had a few responses, and met a lovely resident who was interested in selling to move to a more spacious property in Zone 3.

The home we were tasked with selling was on Gaskell Street, a short walking distance to Stockwell Tube station. (We know Stockwell really well, as you can see in our Stockwell guide.) But what we got really excited about was the fact it had not one but two great gardens! In central London! Needless to say we knew it would be a quick sale. The one-bedroom place has received a lot of care and attention from its owner and was fitted with a lovely kitchen and living room looking onto the back garden.

We sent over our photographer who took some great pictures and created a floor plan, and we began to market the property. Within hours of the property being on the market, we began to receive floods of calls enquiring about the property and wanting to book a viewing. Our inbox was over taken by enquiries for the property. We decided the best thing to do would be to have an open house. Allowing all interested parties to see the property, ask questions and put in offers the next day. The vendor was delighted with this, as it meant the viewing process was kept to one evening.

We arrived on the evening of the open house, armed with property particulars and a list of confirmed guests. The next two hours were a whirlwind of viewings, with applicants asking questions and enquiring about the offers procedure. It was great! The next morning we called all of the applicants who viewed the property and ended up with seven offers.

We managed to get an offer over the asking price and began the conveyancing process. Sadly, the sale fell through. But ‘every cloud and all’... we managed to find a new buyer within a few days and for an additional £9,000, bringing the sale to £30,000 over the asking price! The sale has now completed and the seller is moving to her new bigger home.
